Mr-Glass Window Replacement: The Santa Clarita Owner’s Guide
If you own a Mr-Glass window or door in Santa Clarita and the glass, sash, or hardware has failed, a full window replacement typically runs $600 to $1,400 installed depending on size, glass package, and frame condition. We stock Mr-Glass-compatible sash assemblies, insulated glass units (IGUs), balances, and locking hardware locally, and we can usually complete the swap in one visit once your unit is measured and verified.
Most Santa Clarita homeowners discover a problem the same way: a window that suddenly won’t stay open, glass that fogs between the panes, or a lock that no longer catches. The Mr-Glass frames themselves are often still solid. What fails is the moving hardware and the sealed glass unit, and in our dry, hot summers, those failures happen faster here than in coastal climates. You don’t need a whole-house window project. You need the right part, matched to your specific Mr-Glass series, installed by someone who does this every week.
We carry Mr-Glass as one of the eight product lines we service, alongside PGT, CGI, and CWS. If yours is an older Mr-Glass unit with discontinued hardware, we still have sourcing channels that most general contractors don’t. Sean Mackey, our owner, has spent enough time inside out-of-square openings and rough-in frames across Santa Clarita to know when a sash can be saved and when the math says replace the whole unit.
Which Mr-Glass Models This Applies To
Mr-Glass manufactures aluminum and vinyl window and door systems sold primarily through window and door dealers, not big-box stores. The product line includes single-hung, horizontal roller, casement, and fixed (picture) windows, plus sliding glass doors. The most common units we see in Santa Clarita are the Mr-Glass 8200 series horizontal roller and the Mr-Glass 6000 series single-hung, both popular in track homes built between 1995 and 2015.
Here is the compatibility reality with Mr-Glass: the corner gaskets, wool pile weatherstripping, and roller assemblies vary between the 6000 and 8200 series, and the glass thickness options (typically 1/8 inch single-strength up to 1/4 inch tempered) determine which frame channel the IGU fits into. How to identify your unit: look for a silver or white sticker on the top or side channel of the frame, or on the spacer bar inside the glass. It will list the series number, glass type (often “HS” for heat-strengthened or “TEM” for tempered), and manufacturing date. If the sticker is gone, measure the visible glass width and height to the nearest 1/8 inch, and check the roller style: the 8200 series uses a taller, two-wheel carriage with a snap-in axle, while the 6000 series uses a round, single-wheel roller with a press-fit axle. Getting this wrong means the new sash will bind or fall out of the track.
On the OEM-versus-aftermarket question for Mr-Glass specifically: OEM sashes and hardware are often still available for 6000 and 8200 series units made after 2005, but lead times from the factory can stretch to three or four weeks. For that reason, we stock high-quality aftermarket roller assemblies, balances, and locks that match or exceed the OEM specs, and we tell you in writing which part we’re using and why. Some older Mr-Glass units (pre-2000) have hardware that is no longer made. In those cases, we can modify the sash with current-production hardware or, if the frame is beyond saving, install a complete drop-in replacement from Mr-Glass or one of our other stocked lines.
Signs Your Mr-Glass Window Replacement Is Failing
- The window won’t stay open or closed. On single-hung Mr-Glass units, this is almost always a failed block-and-tackle balance or a worn constant-force coil spring. On horizontal rollers, it is worn nylon wheels or a bent track. The fix is a hardware swap, not a new frame.
- Fog or condensation trapped between the glass panes. The IGU seal has failed and the desiccant inside the spacer bar is saturated. There is no way to clean it from the inside. The glass unit has to be replaced.
- You can hear wind or feel drafts around the sash edges even when the window is locked. The wool pile weatherstripping has compressed or pulled out of the channel. On Santa Clarita summer days, this is also how dust and smoke get inside.
- The lock or handle is loose, stripped, or broken. Mr-Glass lock bodies are die-cast. Years of force and heat cycling make them crack. A replacement lock with a slightly longer spindle often solves a misaligned sash at the same time.
- The window is hard to slide or tilt. Built-up grime and worn rollers cause this. If you have to lift the sash to get it to move, the roller wheels are already flat-spotted and the track may be scoring.
Any one of these is a warning that the unit is working against you. Two or more usually means the most cost-effective fix is a new sash or full unit rather than a string of single-part repairs.
Replacement Cost & What’s Included
Here is what Mr-Glass window replacement costs in Santa Clarita, installed:
- Single sash replacement (glass only, fixed pane): $190 to $420
- Complete window unit replacement (standard sizes up to 48″ x 60″): $600 to $1,200
- Larger or custom-size Mr-Glass units, including tempered or Low-E glass: $900 to $1,400+
- Sliding glass door roller, handle, and seal rebuild: $275 to $550
Every one of those numbers includes the part, labor, haul-away of the old unit, and a written warranty on the work. The range is driven by glass type (clear, Low-E, or tempered), frame size, and whether we are replacing the sash inside your existing Mr-Glass frame or installing an entirely new window unit because the frame itself has failed. You get a line-item written price before any work starts, and that number does not move once we begin. That is the Juniper way, and it is covered by the 365-Day Done Right Promise: if the job is not right, we make it right, parts and labor, for a full year.
DIY or Call Us?
There are three things you can safely do on a Mr-Glass window: clean the track with a vacuum and a dry brush, check that the weep holes at the bottom of the frame are clear, and note whether the sash is racked or the lock is loose. That gives us useful information before we arrive.
What you should not do is attempt to remove a Mr-Glass sash with a failed balance or a broken roller. Single-hung window balances are under constant spring tension. A block-and-tackle balance can release suddenly, and a full sash will drop into the frame or onto your hands. Horizontal roller units are less dangerous but easier to damage than people expect: the corner keys snap if you twist the sash, and an amateur roller swap will often leave the wheel height and spring tension so far off that the window binds worse than before.
The honest answer: this is a one-trip fix for us in most cases, and the cost of the part plus our labor is usually within $100 to $150 of doing it yourself, without the risk. Call (661) 523-0347 and we will tell you the straight story on your specific Mr-Glass model, including the price, before you commit to anything.
FAQs
Expect 15 to 25 years of useful life from a Mr-Glass window in Santa Clarita’s high-UV, low-humidity climate. The frames can outlast the glass seals and hardware. We regularly replace sashes and hardware on Mr-Glass units from the early 2000s while the original frames are still square and serviceable. Call (661) 523-0347 for an honest assessment of your specific unit.
That depends on whether the part that failed is inside the frame or inside the glass. Locks, rollers, balances, and weatherstripping can all be repaired or replaced without touching the frame. If the glass is fogged, cracked, or the spacer bar is corroded, the IGU needs replacement, because no repair restores the inert gas fill or the seal. Call (661) 523-0347 and we will tell you which one you are dealing with.
A single sash or hardware replacement takes 45 minutes to two hours once we are on site. A complete window unit replacement in an existing opening typically takes two to three hours. We bring the replacement part on the truck, verified for your series before we arrive, so there is one visit, not a measure-then-return cycle. Call (661) 523-0347 and we will give you a specific time window based on the work.
We stock common Mr-Glass 6000 and 8200 series rollers, locks, balances, and weatherstripping in our Santa Clarita shop. Odd-size IGUs and discontinued hardware are ordered from our supplier network, with typical lead times of five to ten business days. If we can’t get an OEM part, we’ll tell you that in writing and offer an equivalent aftermarket option with the same warranty. Call (661) 523-0347 for a parts availability check on your specific model.
